Frequently asked questions
Why are fees lower on new builds?
A new home is subject to VAT, already included in the price: transfer taxes then drop to about 0.7 percent instead of 5.8 percent. The notary's fee and disbursements stay the same.
Do the fees actually go to the notary?
Mostly not. The bulk goes to the state and local authorities as transfer taxes. The notary's regulated, degressive fee represents about 1 percent of the price.
